Plumbing:

There are several contacts that have worked well for the residents.  Good plumbers are in Demand, but Scott Pippen is sometimes available and these guys are sometimes available:

They come strongly recommended from folks at work and do come to the east side:

Stellar Plumbing is also a good, honest guy and worth checking with:

Kamran M is available for work ranging from pressure washing (he has his own equipment) to painting and yard work.  He is very skilled and requires no supervision.  He bids the jobs rather than charging by the hour, but our family has been very impressed with the quality of the delivery:  Very impressed.  The work was very much worth the cost.

Water Leaks, Broken Pipes, etc:

One resident had an underground leak between his water main and his house.  It was a 100 foot run.  There was an area that seemed moist.  I used a piece of rebar to test for wetness in several areas, but the suspect area was too rocky for the bar to enter the ground.  I started digging anyway.  I dug an 8 foot trench over 4 foot deep crossing the path that it appeared the pipe would take.  When I turned on the water, it was seeping into the ditch from the street side in the middle of the 8 foot trench.  I kept digging, but couldn't find anything.  I had called Amerian Leak Detection in Fall City at 425.747.7118.  Linda scheduled John (her husband) to come out the following morning.  He was hesitant to offer his services because he too believe I was close.  Finally though he charged the lines w/ nitrogen and got out his ultrasonic stethoscope and found the line did a dog-leg and the leak was quite a ways over from my ditch.  There was evidently a ditch there at one time and they had filled it with rocks which made my rebar method void and was an underground river in which the leak could travel.

I think they are a franchise of a national company, but this office is a small, honest, family run business.  John's brother also works there.  They aren't plumbers, so there is no conflict of interest.  They guarantee their work and John gave me his cell number in case I didn't find the leak as he prescribed it.  He was absolutely right on though!

Septic Systems:

Rescue Rooter is in negotiation to offer Bridle view residents the commercial rate rather than the homeowner rate.  If so, some services such at cameras in your pipes, tank pumping etc. would be available at about half residential pricing.  More later.

Some great info on septic is at this site.

Roofing:
New roofs have been put on by a few folks in the neighborhood and there's a lot of talk about what to do.  The use of asphalt shingles is not allowed, and do not be fooled by their warranties.  There are two Aluminum (Shake looking) Roofs and a newly installed Granulated Steel roof that are testing the Shake alternatives.  Please contact the members of the architectural committee for more info.

Other alternatives include some plastic products that have very good waranties.
